Abby Murray

Co-Founder & Managing Partner

Abby is a Co-Founder & Managing Partner of CHAI. Her background is in community development financial institutions, public-private partnerships, and affordable housing finance. She has managed several structured debt funds for CDFIs and was part of the inaugural team of the San Francisco Housing Accelerator Fund. She has worked in economic development consulting at HR&A Advisors, providing analysis and project management services to nonprofit and public sector clients. Abby holds a BA in American Studies from Amherst College and an MBA from the Yale School of Management.

Ed Briscoe

Ed Briscoe

Co-Founder & Partner

Ed co-founded CHAI and serves as Partner, steering the fund’s vision to connect public, private, and philanthropic capital for transformative housing solutions. With over 25 years in community investment, Ed founded Weave Social Finance (2012) after earlier work in New Markets Tax Credit financing, and has led over $400 million in mission-driven deals. At CHAI, Ed crafts strategies that align finance, policy, and community needs to accelerate affordable and workforce housing across Colorado. He holds a BS in Business Administration from Samford University and an MBA from Vanderbilt.

Carol Morse

Investor Relations & Impact Programs Manager

Carol joined CHAI in 2022 and manages investor relations and the Tenant Equity Vehicle for renter wealth-building. She has more than ten years of experience in the social enterprise and nonprofit worlds. Carol worked previously for the Community Development Financial Institution (CDFI) now called Accion Opportunity Fund, starting in its Individual Development Accounts Department and ultimately leading compliance and impact evaluation efforts for its New Market Tax Credit Program. She went on to found and operate Louisiana’s first bean-to-bar chocolate company (Acalli Chocolate) for 8 years. The company was mission-driven (direct trade), internationally awarded and featured among Food & Wine and The New York Times favorites. Carol has a BA with distinction from the University of Wisconsin-Madison.

Emily Laintz

VP Fund Management

Emily Laintz leads fund management at CHAI, having previously managed impact investment funds dedicated to financial inclusion in developing countries. She brings 25 years of experience working in traditional and impact investing, corporate and non-profit finance, and start-up consulting. Emily is passionate about economic development models that afford greater access to resources for underserved populations; and advancing the field of impact investing to make affordable housing more attractive to investors. Emily holds dual degrees in Finance and Economics from the University of Utah.

Keiley Breene

Director of Investment Operations

Keiley is Director of Investment Operations and has a background in affordable housing policy, transit-oriented development, and real estate finance. Keiley previously supported long-range planning efforts at the Town of Erie and conducted market and financial analysis to advise municipal and community development clients at HR&A Advisors, a mission-oriented consulting firm. Keiley holds a BS in Economics and Public Policy from Duke University and an MPP from the Duke Sanford School of Public Policy.

Sheila Wheeler

Portfolio Advisor

Sheila leads portfolio management for CHAI, and is a community development finance professional with expertise in commercial credit analysis and loan management. She brings extensive experience reviewing and optimizing real estate portfolios that deliver both financial performance and community impact. As Portfolio Advisor to CHAI, Sheila works closely with affordable housing partners throughout the lifecycle of projects . She holds a BA from the University of Notre Dame and an MBA from UNC Kenan Flagler Business School.
